This is one of the most concretely described places in Rockstar’s pre-release material. On the official Grand Theft Auto VI site, Brian Heder is introduced as a classic drug runner from the golden age of smuggling in the Keys, still moving product through his boat yard, living there with his third wife Lori, and experienced enough to let other people handle the dangerous parts. Jason Duval’s own bio puts him in the same region working for local drug runners.
A boat yard is a useful thing for a story to have. It is a workplace, a home, a place to hide a hull, and a plausible mission hub all at once, and the official description implies all four without stating any of them as a feature.
What official material shows
Rockstar’s own screenshot captions for Brian describe him holding a package while pointing at another man in a plane; leaning on a railing with two cans in front of him in a sleeveless shirt and bandana; riding in a car with Jason at the wheel; and standing outside by a pickup truck with a woman behind him as he hands Jason a handgun. Rockstar also attributes to him a boast about the volume he once flew out of the state, and describes him as looking like a beach bum and moving like a great white shark.
Those are observations from official captions. Our read: the yard is likely to function as Jason’s early-game anchor, because Rockstar has put the landlord relationship, the work and the region all in the same paragraph.
Why it matters for gameplay
Expectation, not confirmation.
If the smuggling economy in the Keys runs on boats, the water is the road network, and a yard is where the road network gets serviced. That makes this a natural candidate for boat storage, modification or acquisition — all things the series has done before — and it sits squarely in the territory covered by vehicles. The shakedowns Rockstar mentions in Brian’s material are the clearest officially worded ongoing job in the character copy, which puts the yard close to police and crime and weapons and combat as well. None of that is a Rockstar claim.
Connections
The yard ties Brian Heder to Jason Duval and, through Brian’s circle, to Cal Hampton — Rockstar describes Cal as another of Brian’s associates, which makes Cal’s radio setup part of the same operation. It sits in the Leonida Keys and is one of the three named businesses in everything confirmed so far.
How to find it at launch
Not yet possible. Rockstar has not named a single key, has not given the yard a name or a sign, and has not shown it in a captioned exterior. Our pin sits near the Leonida Keys region centre on our own illustrated base map, and the position carries no in-game meaning. At launch we will re-pin it, name the island it sits on, and record whether the yard, the house and Jason’s property are one location or three.
Status & evidence
Marked confirmed because the boat yard is stated outright in Rockstar’s official character copy, with an owner, a resident and a stated business. What remains unknown is everything spatial: which key, what it is called, whether it appears on the map, and whether it is enterable. We have not matched it to any waterfront building in the trailers, because that would be a guess dressed as a finding. No leaked or datamined material was used.

What has Rockstar confirmed about the boat yard?
That Brian Heder still moves product through a boat yard in the Keys, that he lives there with his third wife Lori, and that he has been around long enough to let other people take the risks. The yard has no published name, island or position.
Is Brian Jason's landlord?
Rockstar's official material says Brian lets Jason live rent-free at one of his properties in exchange for help with local shakedowns, and for stopping by for Lori's sangria occasionally. It does not say that property is the boat yard itself.
Does Brian fly as well as sail?
One official screenshot caption shows Brian holding a package and pointing at another man in a plane, and Rockstar attributes to him a line about how much he once hauled by air. Aircraft are clearly part of his history; whether the yard has a seaplane dock is not stated.
